Real Estate Clients – SPECIFICS FOR REAL ESTATE CLIENTS: – It is easy to justify my services to your client, the seller. My photography is exceptional. I don’t do drone work or 3D walkthrough work, but instead focus on composing images that show off the elegance and beauty of the property. My rate is reasonable and more than competitive, especially in this market, and is easily absorbed into your costs and fees for the seller. My work will get bodies in the door, and the property will sell months faster than it would otherwise. The interest alone, for the extra months that your commission or the seller’s profit is in the bank, more than offsets my fee. I work for you, not the seller, but I handle any arrangements with the seller regarding my photography appointment. During the completion of the listing paperwork with the seller, you explain what is needed for cleaning and staging of the property, as usual. Then you hand the seller my information, and suggest a photography appointment for them (typically as soon as cleaning and staging are done, and in the early afternoon for the best lighting). Call me immediately to advise me of the appointment and your client’s contact information, and I followup immediately with them to confirm and handle the specifics of my appointment. My processing turnaround is quick, and your listing is off to the races. $600 per listing, Non-sale-contingent basis, Usually a three-day turnaround after my appointment at the property, depending on my day-job work schedule, At least 10-15 shots for your use, highlighting the aesthetics of a well-staged property with an average size of less than 2500 square feet, The cost covers my time on-site (an average of 1 hour), and a matching hour in post-processing, as well as delivery to you or your office by various means detailed below, The delivered package includes copyrighted .jpg files of various sizes to your specifications (590px wide files might be appropriate for your MLS, web- or print-use, while the full-size files are easily used for large prints and advertising), Delivery is made using an easily accessed and shared Dropbox folder that I provide to each of my clients. If you are not familiar with Dropbox, you simply click on a provided link, and the folder instantly shows up on your desktop, ready to collaborate in and invite other team members to, and then automatically and instantly sync back and forth among all users. Additional charges would include:– printing and framing (reflecting a market comparison cost),– $0.55/mile mileage outside the metro area, Additional hourly fees would be required for:– any property over 3000 square feet, or any property of a true “show home” status,– any property that requires additional lighting (my style and HDR processing take advantage of the natural light of an early afternoon),– any property that is not appropriately cleaned and staged before my arrival (I can do simple rearranging of the scene to highlight the aesthetics, but any cleaning and involved staging should be done by the sellers or a professional service),– additional processing that might be required for unusual products (like billboard advertising, or work with a video production company). In accordance with real estate industry standards, I maintain the copyrights to my photos and agree to usage rights for clients, but the delivered .jpgs are typically watermark-free for MLS standard use. I accept Paypal, Venmo, Zelle, cash and cashier’s checks, as well as company checks from established real estate companies. –
